The above is one of the display homes by Metricon. The construction cost for the house itself is $339,920. It is a house whom everyone will fall in love. When I walked in the house, I feel that I am in a holiday resort instead of a normal house. One of the reason is because of the color that they used in the house. Another reason is because of the wide usage of timber in the house, eg the dining table and the table in the family room. Rattan furniture is used in the outdoor room which gives people the kind of relaxing feeling.



Both Waterways and Berwick are new housing estate. Went to waterways quite a while ago as I have friends who stays there and last saturday finally I have the opportunity to see the new housing scheme in Berwick as well. They are called “The Chase” and “Bernly Gardens”. The reason why I wrote this article is to find out why Waterways and not Berwick and vice verce. I am comparing the land price between Waterways and Berwick. There are a significant difference between those two areas. I compared two piece of land according to the price per square feet. In Waterways, land price per square feet is $50.26 compare to Berwick which is only $32.66. In terms of distance, no doubt Berwick is further compare to Waterways. But I feel that 12KM difference is negligible. Since Berwick is located just beside Monash Freeway, it takes only 41 minutes to reach the city compare to Waterways which is 48 minutes by driving along springvale road and princess highway. Although Berwick is nearly 50km from the city, its strategic location which is just beside the highway made it easily accessible. Personally I would buy a land in Berwick instead of Waterways. This is because berwick is easily accessible through the Monash Freeway and the price is cheaper compare to Waterways. There will still be further appreciation around that area as there are still demand.
Previously, I wrote an article about the auction at Rowville which is located 32.1km from the city. A brand new home + land package in Berwick is around the same price as the one in Rowville which is already 10 years old. The difference in terms of distance is only 14.9km from city. What difference does it make by staying abit further, and wake up abit earlier to get to work ? If I am comparing South Yarra, Howthorn or Toorak with Berwick, probably there is a significant difference when comes to the distance. But if you are talking about Rowville with Berwick, 14.9km doesn’t make much of a difference. I would rather pay the same price get a land and build a house of my dream in Berwick instead of buying a 10 years old house in Rowville.
The second table, I am comparing between two different design offered by Metricon. Metricon offers more then 35 home design for land buyers to choose. The design is divided into three different category and these includes M1, The Collection and Signature Series. Peninsula 42 belongs to the Signature Series which is also known as their premier range homes. Tribeca 36 belongs to “The Collection”. The table shown is to work out the cost of construction for each building and the price range is between $75 per square feet to $80 per square feet. The difference might be because of the different material used for each house. The photo shown above and the floor plan belongs to Peninsula 42 design.
